The Workplace Resources (WR) Area Manager reports to Sub-Market Lead and acts as local WR representative as single point of contact (SPOC) to the business ensuring that WR meets their requirements in line with WR Governance. She/he is accountable for WR operations and management of the property portfolio in the Area (currently circa 120,000sqm in 5 locations- Wroclaw, Krakow, Bydgoszcz, Warsaw and Gdansk) and provides feedback on local business requirements to Global functions to support strategy development and continuous improvement.
Your scope of work will include:
- single point of contact on WR matters for Local Business Relationship Management with Country Management Teams and cross functional stakeholders (HSS, IT, HR, Legal)
- manage relations with local Nokia business and employee representatives to understand local business and ensure that WR services meet business demand
- responsible for the execution of all site operations including WR site collaborator performance. Coordinates WR activities in the Area and assists regional vendor manager in preparation of collaborator strategies, ensuring scorecard reviews and appropriate performance management measurements
- manage WR cost center(s) including budget, LE and cost allocations to BU’s for their respective area
- responsible to deliver with support of Asset Managers in regional strategy development, business case input and analysis of investment requests and Capex submission
- in agreement with Portfolio Strategy Manager manage appropriate transaction executions
- deliver Site development projects for consolidation, refurbishment, functional changes and life-cycle maintenance

- implementation of Regional Operational Plan in the Area
- supports Change Management activities on a site / project level
- ensures delivery of Facility related EHS / Osha Record Keeping
- adapt WR Global Standards (if necessary) to align with local laws and cultural sensitivities
- provide regional WR performance information, reports and analysis to WR Sub-Market Lead
- responsible for accurate WR information on location, building and space in compliance with corporate governance and SOX regulations
- acts as an interface to landlords and sub-tenants on facility related matters in day-to-day operations.

Our Expectations
- Master’s or Bachelor’s degree in Architecture/ Civil engineering, or equivalent education with proven experience in Corporate Real Estate
- solid background and experience managing multiple stakeholders (internal/external)
- strong communication skills and ability to work in international teams

- good communication in English (both written and spoken)
- readiness to travel
- ready to relocate to Wroclaw, living in or nearby
